Caerlaverock Estate are shortly to submit a planning application and building warrant for the new look Caerlaverock Tea Room and Shop per the attached indicative pictures.
Subject to the planning process, it is proposed that the external of the building has some design alterations such as additional windows, access ramp and raised deck area and internally the building has been remodelled within the footprint of the existing structure.
This stage has been a long time coming and has not been without complications as not only were there design ideas to consider but also negotiations with third parties including the insurance providers. The latter of which is yet to be resolved in agreeing the most appropriate way forward in what is a complicated situation with alterations going beyond the scope of the existing building. Second to this the Estate are keen to reuse materials where possible as opposed to insurers who favour a full demolition and rebuild.
It is anticipated that an element of work will be able to commence at the end of June with the main contract commencing shortly thereafter upon completion of the planning process.
